How is a renewal different from a lease addendum?
A renewal extends an expiring lease into a fresh term with new start and end dates (and often new rent). An addendum changes one or more terms of a lease that is still in force mid-term. Use this renewal form when the current lease is ending and both parties want to continue.
Do I have to give notice before renewing?
Often, yes. Many states and cities require landlords to give written notice a set number of days before a lease ends if the rent is changing or the lease won't auto-renew. Notice periods and rent-increase caps vary by state and city — check your local landlord-tenant rules before sending.
What happens to terms I don't change?
Every term of the original lease that you don't list under "changed terms this renewal" stays in force for the new term — use, maintenance, deposit, and default provisions all carry over. Leave that line blank if nothing changes except the dates.
Does the renewal need to be signed by both parties?
Yes. A renewal that sets a new term and rent should be signed by the landlord and every tenant on the lease. The signature lines are drawn on the form so you can sign by hand or use /app/sign for an in-browser signature with an audit trail.
