Lease agreement questions, answered

General information, not legal or tax advice

This page is general information about a commonly-used document. State and local law varies — for advice on your specific situation, consult a licensed attorney in your jurisdiction. AttachKit fills the PDF; you're responsible for whether the contents are right for your case.

Is a typed signature legally binding for a lease?
In most US jurisdictions, yes — typed and drawn signatures are valid under the ESIGN Act and UETA. AttachKit also generates an audit-trail page with timestamp, time zone, and browser details (no IP logging). For state-specific concerns, consult a local landlord-tenant attorney.
What if my landlord requires DocuSign?
If they require DocuSign specifically, you'll need DocuSign. AttachKit produces a fully signed PDF that's valid under the ESIGN Act and UETA with its own tamper-evident audit trail — though DocuSign's identity-verified certificate is a more battle-tested, widely-recognized trail. It's not branded DocuSign.
Is AttachKit's lease template valid in my state?
It's a basic starter template, not legal advice — and residential-lease law is state-specific (security-deposit caps, required disclosures like lead-paint for pre-1978 housing, notice periods). Treat it as a starting point: verify your state and local requirements, or use a state-specific / lawyer-reviewed lease and drop it into AttachKit to fill and sign.
