For real estate agents & brokers

The client's file never leaves your device.

Sign purchase agreements and disclosures, fill state forms, and redact SSNs and bank details — without the file ever being uploaded. AttachKit runs entirely in your browser, so a buyer's financial application is never copied to a server you don't control. And unlike a promise in a privacy policy, you can prove it.

New: tell the document what to do

The Private PDF Agent (in beta) lets you describe a change in plain English — “redact the SSN on page 3”, “combine these addenda into one file” — and review a clear plan before anything is applied. The data posture is unchanged: the file never leaves your browser; only the extracted text is sent to the AI so it can locate things, never the document itself. Nothing changes until you approve the plan, and your original is never modified.

Why "in your browser" matters for a client's financials

Most online PDF tools upload your file to their servers to process it. For a listing flyer that's fine. For a mortgage application, a signed purchase agreement, or a disclosure packet with bank and Social Security numbers, it means a copy of your client's financial data now lives on infrastructure you don't control — subject to their retention, their breaches, and their sub-processors.

AttachKit doesn't upload the file at all. The PDF is parsed, signed, filled, and redacted inside the browser tab you have open. The server never receives it — and most of the time isn't contacted at all. The posture is the same as working on the file in a desktop app: nothing transmitted, no server-side copy to retain.

The tools you actually reach for

Sign contracts & get a verifiable proof

Sign or counter-sign purchase agreements, disclosures, and addenda in your browser. Every signed PDF carries a content-bound proof: change a single byte afterward and verification fails. A client, co-agent, or title company can confirm a signature at attachkit.com/verify, and the check also runs offline. PAdES-aligned — not a QES and not remote online notarization; see the FAQ on validity below.

Redact SSNs & bank details

Draw redactions yourself, or let optional AI suggest likely PII — it sends only the extracted text (never the file), and Local AI mode keeps even that on your device. Then export with forensic scrub so the numbers underneath are removed from the file — not just hidden behind a black box a lender could lift out. Re-open and search the export to confirm before you send it. Start with Redact.

Fill state & brokerage forms

Fill disclosures, addenda, and government forms with verified field maps, or let the optional AI suggest values from the form's field names and your saved details (never the file). Browse the form library.

Where we're honest about the limits

A tool you'd run a closing through should tell you what it isn't:

Frequently asked

Do my clients' contracts and applications get uploaded to a server?
No. AttachKit parses, signs, fills and redacts the PDF inside your browser tab — the bytes never go to our server. You can prove it: open your browser's developer tools, switch to the Network tab, and run any tool. You'll see no upload of the file. The only exceptions are the optional AI features — form auto-fill (which sends the form's field names and your saved profile details) and Redact's “suggest likely PII” (which sends extracted text) — never the file, and Local AI mode keeps even that on your own device.
Are the signatures valid for a purchase agreement or disclosure?
AttachKit produces PAdES-aligned signatures suitable for ordinary business documents plus a content-bound proof anyone can verify at attachkit.com/verify. It is not a Qualified Electronic Signature (QES) under eIDAS and is not on the Adobe Approved Trust List (AATL), and it is NOT remote online notarization (RON). Many real-estate documents accept an ordinary e-signature, but requirements vary by state and by transaction — confirm what your brokerage, title company, or jurisdiction requires, and use a RON or QES provider where one is mandated.
Can I redact SSNs and bank details from a mortgage application before sharing it?
Yes. Draw redactions yourself, or let optional AI suggest likely PII (it sends only extracted text, never the file). Export with forensic scrub so the underlying text and images are removed from the saved file — not just hidden behind a black box a lender or co-agent could lift out. Always re-open and search the export to confirm before you send it.
Which real-estate forms can I fill?
AttachKit's form library covers many government and state forms with verified field maps, and you can fill any fillable PDF — including brokerage and association contracts, disclosures, and addenda — by typing into the fields or letting the optional AI suggest values from the form's field names and your saved details. Browse the form library to see what's covered.
Is the client's financial data safe here?
Because the document never leaves your machine, there is no server-side copy of the contract, application, or disclosure for us to retain or breach — the posture is the same as editing the file in a desktop app. AttachKit is software, not legal or compliance advice; you remain responsible for how you handle your clients' data and for meeting your brokerage's and state's requirements.
Can the AI agent prep a document without uploading it?
Yes. The Private PDF Agent (in beta) edits the PDF inside your browser — the file is never uploaded. You describe a change in plain English and only the extracted page text is sent to the AI so it can locate things; the document itself never leaves your device. The agent only proposes a plan you review and approve — it never changes the file on its own, and your original is untouched.
